workmanship standard VILLA EDEN The object of the investment is the rebuilding and extension of the already existing building and the construction of a new one under which the underground parking lot is being designed which unites the construction into a functional entity. The already existing building of the city villa which will be renovated together with the added outbuilding destroyed during the war has been designed for business establishments (e.g. legal and notary‘s offices). The building in the back of the backyard will have the residential destination, multi-occupied of a high standard- apartment building. Its architectural form will correspond to the surrounding buildings from the beginnings and the end of the XXc. The following elements of plot development are being designed: - the underground parking lot localised both under the apartment building and under the green area of the plot. The entrance/exit from the parking lot – from the Libelta Street, along the western border.
- along the eastern border access road to the apartment building.
- along the western border – the pavement, the access to one of the apartments.
- adjacent gardens (joined with the ground floor establishments) in the space between the buildings. The gardens are divided with a path.
- new fences on the eastern and western borders, on the southern border – the renovation of the revetment wall, metal and wooden fences covered with greenery.
- all the existing trees will be preserved, the two trees localised in the place of the designed Building B will be transplanted to the western area of the plot.
- rubbish bin on the underground parking lot level.

ARCHITECTURE:
Construction: Reinforced concrete skeleton filled with monolithic and brick walls, foundation – reinforced concrete slab, ceilings – monolithic reinforced concrete.
Exterior walls: - laminated, insulated with rock wool.
Elevation:
- Made of sand-coloured sandstone slabs fitted on the stainless steel system grate. The lowest stone belt of the elevation made of grey granite – Strzegom.
- Fragments of elevation made of titanium-zinc metal plate, initially patinated. Plastered attic – plastering on the rock wool, white colour.
Windowsills: - made of stone and partially of titanium-zinc metal plate.
Roof: - mansard roof covered with metal plate, partially flat in the inverted system with ballast layer of coarse gravel + stone tiles and greenery
Terraces: - The area of the terraces will be surrounded with green roofs and finished with an exotic tree plank.
Exterior window and door woodwork: - Wooden windows of euro type, made of Meranti wood. Thermally insulated double glazing of U=1.1 class, safe outer pane. Roller blinds above all the windows.
- Wooden front door to the building and to the porch with P4 antiburglar panes P4.
Outer railings: - made of stainless steel and partially of brick.
Parting walls: - built from aerated concrete blocks or systemic made of gypsum-cardboard plate.

UNDERGROUND PARKING LOT: Parking places of enlarged dimensions, two-way entrance closed with an automatic gate, the parking lot is additionally equipped with alarm installation and heating installation which maintains the positive temperature.
EXTERNAL ELEMENTS: Architectural details and greenery: The nurture of the existing chestnuts, plantings of decorative greenery, mown lawns, benches, full fencing of the area, from the eastern side planted with creepers, openwork from the western side. Adjacent garden for the ground floor apartment. Pavements and access roads are being designed with the granite chip.
